This opportunity lies approximately three miles Northwest of Milton Freewater, OR near the intersection of Edwards Rd and Lower Dry Creek Rd in Umatilla County and lying within the Walla Walla Valley American Viticultural Area, a sub-appellation of the Columbia Valley AVA.
Per the Umatilla County Assessor, there are 36.7 +/- total acres available with 33.5 +/- of those currently planted to mature apple orchard with a majority of the orchard being high density, trellised plantings. The planted acres consist of the following apple varieties: approximately 4.6 acres planted to Fuji, 9.4 acres planted to Cameo, 11.7 acres planted to Gala and 7.8 acres planted to Scarlett. The remaining, unplanted acres are made up of roads, a 2,500 +/- square foot maintenance shop and equipment staging and storage areas.
Per the USDA Natural Resources Conservation Service, precipitation on this farm averages 12 14 inches per year. Soils consist of Ellisforde Silt Loam across approximately 11.3 acres with one to twenty percent slopes and Umapine Silt Loam across approximately 25.4 acres with zero to three percent slopes. Elevation of the orchard ranges from approximately 850 to 815 feet.
Water rights for irrigation and frost control and to be included with the acquisition of the property, consist of a ground water right accessed from wells located on an adjacent property through a shared water use and maintenance agreement. The orchard is accessed via paved, county roads and graveled, private farm access roads.
